What to send
A message with the town, the type of house, the age of the roof if known, and what prompted the call is enough to start. A photo of the ceiling stain and a photo of the roof from the yard, even from a phone, cut the first conversation in half. If the roof was recently damaged in a storm, the date of the storm is helpful for any later insurance claim.
Messages are answered in the order they arrive except for active leaks, which go to the top of the list.
What happens next
A visit is scheduled at a time when someone can be home, because the attic is part of the inspection and it is useful to walk through the findings together. The visit takes 45 to 90 minutes depending on the roof. Nothing is sold on the spot.
Within a couple of days a written scope arrives listing what was found, what is recommended, and the options if there is more than one sensible path. Homeowners are encouraged to compare it against other quotes line by line.
Emergency leaks
For water coming through a ceiling right now, the practical first step is to move furniture, put a bucket under the drip, and if the ceiling is bulging, poke a small hole to let the water out before the drywall gives way. Then send the message with a photo. A tarp visit is arranged as soon as conditions allow, and the permanent repair follows once the roof is dry.
Estimates and inspections
Replacement estimates follow an on-site measurement and are broken down by squares, deck allowance, ventilation, flashing and disposal so each line can be compared. Inspection reports are a standalone service with their own written deliverable and no obligation to proceed with any work.
Commercial property managers can request an annual maintenance schedule for one building or several, with the same written report after each visit.
Hours and coverage
The crew works Monday through Saturday during daylight, with storm tarping available outside those hours when a leak is active. The service area covers Milford, Devon, Orange, West Haven, Stratford, Shelton, Trumbull and Woodbridge, with larger projects further afield considered on request.
Building permit paperwork for any of those towns is handled as part of the job, so there is nothing for the homeowner to file.
