Why we roof the way we do
The company name is a small joke about who runs it, but the method is old fashioned. Before anyone talks about a price, someone climbs the roof, counts the shingle layers, checks the decking from the attic side, and takes photographs. The homeowner gets those photographs and a written scope. Nothing gets quoted from the sidewalk.
We settled on that method because coastal Connecticut punishes roofs that were installed in a hurry. Nor'easters drive rain uphill under shingles, salt air eats cheap fasteners, and the ice dams on a Milford cape every February find every gap in the eave detail.
What we work on
Asphalt shingle repair and replacement is most of the work, on the capes and colonials off the Boston Post Road and the beach cottages at Walnut Beach and Woodmont. We also install standing seam metal for homeowners who want a roof they will not replace again, handle the flat and low-slope commercial roofs along Route 1, and write inspection reports for buyers, sellers and insurance carriers.
Permits, code and the town
Milford and the surrounding towns require a permit for a roof replacement, and we pull it. The permit costs a little time up front and saves you a headache at the closing table when you sell. It also means a building inspector looks at our ice and water membrane and our flashing, which we are glad to have on record.
How a job runs
Written scope first, with repair and replacement priced separately when both are realistic. Materials on the truck on the first morning. Landscaping tarped, gutters cleared of debris at the end, magnets run across the lawn and driveway for nails. Photographs taken before, during and after, so you can see the decking that was replaced and the flashing that went in.
If we find rot under the old shingles, we photograph it, price it as its own line item, and ask before we proceed.
Where we work
Milford is home base. Devon, Orange, West Haven, Stratford, Shelton, Trumbull and Woodbridge are the regular circuit. For a full replacement we will travel a bit further along the shoreline.
